Project Description

Bowen Island Municipality has received a Rezoning Application from Bowen Island Properties to amend the Land Use Bylaw for a series of properties around Seymour Bay (shown below). The site is currently zoned CD 6 Area 9A, which permits dwellings, retail, golf course, guest house, restaurants, pubs, and retreat centres.

The application seeks to increase the density of permitted uses, buildings and structures in the CD 6 zone to allow for a total of 312 dwelling units by increasing the maximum number of primary dwelling units in the CD 6 Area 9 zone from 48 to 200.

The application also seeks to amend the zoning of the properties to permit daycare, independent/supportive living, outdoor recreation facilities, and indoor recreation facilities, and additional office and retail space.

These changes would place the property into Comprehensive Development Area 9D and 9E zones, to allow for an increase of residential density and commercial uses. 

Municipal staff are reviewing this application before introducing it to Bowen Island Municipal Council.
