Project Description

Bowen Island Municipality has received an application for a Land Use Bylaw amendment for the purpose of creating strata lots for the properties in Phase 3 of the Arbutus Ridge development. Originally, the plan for Phase 3 was for the development of 14 cottages, a caretaker unit, supportive commercial and auxiliary uses – all fourteen cottages would be on one parcel under a common owner, who would then rent out the cottages to tenants. The proposed zoning amendment will allow Lot 3 to be split up into individual strata lots to allow individual tenure of the cottage properties and the caretaker units.

At this time Phase 1 and 2 of the Arbutus Ridge subdivision are complete. Phase 1 has been fully built out with homes; the majority of Phase 2 remains undeveloped however several homes are underway.

Municipal staff are reviewing the application before introducing it to Bowen Island Municipal Council.

Site Map

A detailed site plan showing a proposed residential subdivision with 20 single‑family lots arranged along a curved access road. Each lot is outlined and labeled with its lot number. Topographic contour lines indicate sloped terrain, and blue lines mark nearby watercourses. Red boundary lines outline the full property. Existing structures, including a barn and a building labeled “829 Windjammer Rd,” appear near the lower portion of the plan. A table in the bottom right lists each lot number with its description and area in square meters and hectares.
