Project Description
Bowen Island Municipality has received an application for a Land Use Bylaw amendment for the purpose of rezoning one of the properties at 1639 and 1659 Mount Gardner Road, in order to allow the properties to be legally separated from each other and sold as separate entities.
Currently, 1658 and 1639 Mount Gardner Road are legally tied parcels, even though the two are physically separated by Mount Gardner Road. The property owner, who resides in the dwelling at 1658 Mount Gardner Road, wishes to sell the much larger property at 1639 Mount Gardner Road while continuing to live in her residence. Under the current zoning, 1658 Mount Gardner Road cannot be subdivided as this lot alone will not comply with the minimum allowable lot size. A rezoning of the 1658 Mount Gardner Road property is therefore required in order to separate the properties and to sell them as separate legal entities.
Currently, the property at 1658 Mount Gardner Road is zoned SR2, while the 1639 Mount Gardner Road is zoned RR1. The application proposes to rezone 1658 Mount Gardner Road from SR2 to a zoning designation or variation which permits a smaller lot size.
Municipal staff are reviewing the application before introducing it to Bowen Island Municipal Council.
