Building Inspections
After being issued a building permit, inspections of the property will be conducted by the Bowen Island Building Inspector. It is the responsibility of the property owner or their agent to schedule the required inspections. Inspections during construction can include (but are not limited to):
- Excavation/ Site inspection
- Footings
- Foundation
- Perimeter Drain/ Dampproof
- Under-slab plumbing
- Slab preparation/ Insulation
- Plumbing rough in
- Sheathing
- Rain screen/ Flashing
- Framing
- Insulation/ Vapour barrier
- Deck/ Guardrails
- Final Inspection
How to Schedule an Inspection
Please email building@bimbc.ca to book your inspection at least 24 hours before your requested date of inspection. Include in your email:
- Owner or agent name and phone number
- Project address
- Type of inspection
- Permit #
Either the Building Clerk or the Building Inspector will reply to confirm the date that your inspection will be scheduled.

The Building Inspector is available by appointment on Tuesday and Thursday of each week.
Occupancy Certificate or Letter of Completion
An Occupancy Certificate is issued after completion of new residences and buildings. A Letter of Completion is issued after all other work is done under a building permit. Deposits will be returned after an Occupancy Certificate or Letter of Completion has been issued.
Requirements for Occupancy Certificate
Upon completing a demolition, the Municipality will notify BC Assessment so that you will not be taxed for the improvement on your next tax bill.
